Hospitality Investment
Building Better Regional Hotels in Thailand
Eiyara Capital acquires and improves established hotels with strong locations, existing demand and clear opportunities for operational improvement.
We focus on properties where disciplined management, targeted refurbishment and stronger commercial execution can improve guest satisfaction, cash flow and long-term asset value.
Our Hospitality Investment Strategy
Eiyara Capital is developing an owner-operator investment strategy focused on established hotels in Thailand. We seek properties that already have a functioning operating base but have not reached their full commercial potential.
Our approach combines local market knowledge with disciplined acquisition analysis, active ownership and practical hotel improvement plans.
01
Disciplined Acquisition
We pursue opportunities only when the purchase price, required refurbishment and financing structure provide an adequate margin of safety.
02
Operational Improvement
We focus first on room reliability, service standards, breakfast quality, revenue management and direct booking performance.
03
Targeted Refurbishment
Capital expenditure is introduced in phases. Guest rooms and essential building systems receive priority before wider cosmetic redesign.
04
Long-Term Ownership
We aim to build sustainable operating cash flow and long-term asset value rather than rely only on short-term property appreciation.
What We Are Looking For
Geography
Thailand, with priority given to regional cities and established tourism or business destinations
Property type
Operating hotels, resorts, serviced accommodation and hospitality assets with repositioning potential
Indicative acquisition value
THB 25–65 million
Preferred size
Approximately 30–100 rooms
Situation
Owner succession, underinvestment, operational underperformance, refinancing pressure or a motivated sale
Transaction structure
Asset acquisition, company acquisition, joint venture, structured investment or management-to-ownership arrangement
Value creation
Operational improvement, refurbishment, revenue management, corporate accounts, meetings and events, long-stay demand and improved distribution
Each opportunity is evaluated individually. Eiyara Capital does not pursue acquisitions solely because an asset is available at a discount.
How We Improve Hotel Performance
1
Stabilise the Asset
Inspect guest rooms and essential building systems. Resolve maintenance, safety and service issues that directly affect the guest experience.
2
Improve Commercial Discipline
Introduce daily pricing rules, event-period pricing, channel management and clearer direct-booking offers.
3
Build Weekday Demand
Develop corporate, government, university, hospital, project-team and sports-group accounts.
4
Strengthen Meetings and Events
Create transparent packages for meetings, celebrations, training programmes and group stays.
5
Test Before Expanding
Renovate a limited number of rooms or one public area first. Measure guest response and achievable room-rate improvement before committing to a wider programme.
Current Investment Focus
Eiyara Capital is currently evaluating a branded regional hotel acquisition in Northeastern Thailand.
The opportunity involves an established operating hotel with approximately 80 rooms, central-city access, parking, a swimming pool, food and beverage facilities and meeting capacity.
The proposed investment plan focuses on:
- Restoring consistent guest-room standards
- Improving service and breakfast execution
- Strengthening weekday corporate demand
- Increasing meeting and event revenue
- Testing a limited room redesign before a wider rollout
- Establishing professional financial and operating reporting
The identity of the property, financial information and transaction details are available only to qualified parties after an initial discussion and, where appropriate, execution of a confidentiality agreement.
